5x4 Hayes Lane Project

Design consultants Felicetti Pty Ltd + GHD

Description

The 5x4 Hayes Lane Project is a striking example of how thoughtful design can transform a tiny inner-city site into a highly functional, inspiring place to live and work.

Built on a laneway plot measuring just 5 by 4 metres in East Melbourne, the project rises across three levels and includes a roof garden, demonstrating how very small-footprint architecture can still deliver amenity, character and innovation.

Guided by One Planet Living principles, the project was created to explore more sustainable ways of living in dense urban environments. Its purpose was not only to house everyday life within a compact space, but also to encourage broader public discussion about healthy urban densification, lower-impact construction and the future of city housing.

Historically, the project has attracted attention as an important Australian case study in environmentally responsive design. It was featured on Grand Designs Australia and later examined in academic research as a model for reducing operational greenhouse gas emissions without sacrificing liveability.

What makes 5x4 Hayes Lane especially compelling is its combination of extreme spatial efficiency, sustainability and architectural imagination—a small building with an outsized impact on the conversation around better urban living.
