Social Housing at Northumberland Rd, Pascoe Vale

The Northumberland Road development in Pascoe Vale is a new model for community‑focused, sustainable social housing. Delivered by Housing Choices Australia in partnership with Homes Victoria through the Victorian Government’s Big Housing Build, the project shows how thoughtful design can create places where people feel connected, supported and proud to live.
Designed by Caleb Smith Architects with John Patrick Landscape Architects, the development includes 70 one‑ and two‑bedroom apartments arranged around a leafy central courtyard that encourages neighbourly connection. Located in the heart of the Pascoe Vale Neighbourhood Centre, residents enjoy easy access to shops, parks, schools, transport and community facilities.
Five of the new homes have been transferred to Aboriginal Housing Victoria for allocation to Aboriginal and Torres Strait Islander renters, strengthening cultural inclusion and social equity.
Each apartment is designed to be adaptable and accessible, achieving high environmental standards with natural ventilation, rainwater harvesting, all‑electric services and a 40 kW rooftop solar system. Together these features reduce energy costs and support sustainable living.
With onsite programs that promote wellbeing and connection, Housing Choices is helping residents turn this development into a thriving new community.
What's On
Tours will explore the architectural and landscape design of Northumberland Road, highlighting the central courtyard, open‑air circulation spaces, regenerative native garden and communal rooftop terrace, along with the vision behind this landmark social housing project.
Design leads from Caleb Smith Architects and John Patrick Landscape Architects will discuss key design strategies, sustainability features and community‑focused spaces. Housing Choices Australia will share insights into the project’s development, tenancy management and resident engagement.
Residences will not be toured unless a vacant unit is available. Aboriginal Housing Victoria ensures homes are thoughtfully allocated to Aboriginal and Torres Strait Islander households.
