Description

The Fabric community is a masterplanned neighbourhood that has transformed a former industrial site in Altona North into a vibrant, future‑focused residential precinct.

Designed by award‑winning Mirvac Design, the architecture blends contemporary forms with references to the area’s industrial heritage, using brickwork and metal cladding to create durability, character and a strong sense of place.

Sustainability is central to the vision for The Fabric. Every home is all‑electric, achieves a minimum 7‑star NatHERS rating and includes solar PV as standard, setting a benchmark for environmentally responsible living. Through Mirvac’s partnership with ARENA, Stage 1 delivered 50 net‑zero energy townhomes, demonstrating leadership in innovation and energy efficiency. An integrated water management system also captures and reuses rainwater to irrigate local parks and streetscapes.

Generous green spaces include Patchwork Park, The Lawn and The Cook's Patch support recreation, wellbeing and connection. These destinations are linked by The Thread, a landscaped green link pathway that encourages walking, cycling and everyday interaction.

Today, The Fabric has grown into an engaged and welcoming neighbourhood shaped by regular events, workshops and urban agricultural initiatives.

Jump aboard the trackless train for a fun round journey from the sales suite to the display townhome, travelling through parks, paths and laneways along the way. Enjoy a vibrant day out with something for everyone — from takeaway coffee and snacks to face painting, macramé and creative kids’ craft activities, including colouring-in and badge making.

Tours begin at the sales suite and follow a flat, step-free 1km route through the outdoor community spaces. A trackless train also offers a convenient round journey from the sales suite to the display townhome via parks and pathways, providing an easy and enjoyable option for visitors of all ages and mobility levels.

Internal stairs within display townhomes may limit access for some visitors. Accessible parking and an accessible toilet are available at the sales suite. Outdoor paths are suitable for prams, wheelchairs and mobility aids, with staff available to support visitor needs.
